1. START HERE – HOW TO USE THIS GUIDE

1.1 Why This Manual Exists

This manual is here to help you:

Use every appliance safely and correctly

Prevent common problems before they happen

Solve simple issues yourself without extra cost

Protect your deposit and everyone’s comfort in a shared home

If you follow these guidelines and use the appliances with normal care, most issues will be treated as normal wear & tear, not tenant damage.

1.2 How to Use This Manual (Step-by-Step)

Whenever you use an appliance:

Find the section for that item

e.g. Fridge, Aircon, Washer, Digital Lock, WiFi Router…

Read the “Basic Use” + “Do & Don’t” once when you first move in

Follow the simple usage steps every time you use it

Whenever something feels “wrong”:

1.4 What You’re Responsible For vs What We Handle

Tenants are expected to:

✅ Use appliances according to this manual

✅ Keep items reasonably clean after use (wipe spills, empty lint filter if instructed, etc.)

✅ Report issues early (before they become serious damage)

✅ Do the simple 🛠 quick checks in Section 9 before requesting repairs

✅ Respect that appliances are shared – don’t abuse or hog them

Management/Owner will:

✅ Maintain, service, or replace appliances due to normal wear & tear

✅ Arrange professional repairs where needed

✅ Give clear instructions when something changes (e.g. new appliance, new setting)

✅ Cover costs for faults not caused by misuse or negligence

Chargeable (may affect your deposit) if:

❌ Appliance is damaged due to obvious misuse

e.g. overloading washer until drum breaks, forcing a jammed door, spilling water into power socket

❌ You ignore a problem and continue using it until it becomes worse

❌ You call your own handyman without approval and cause extra damage/costs

This isn’t to “catch” anyone – it’s to keep things fair for every tenant.

1.5 House-Wide Golden Rules for All Appliances

These rules apply to every appliance in the house:

Be gentle, not forceful

If something doesn’t open/close/start easily, don’t force it. Check the manual / Section 9, then contact us.

Keep water away from electrical parts

Never splash or pour water onto switches, plugs, digital locks, routers, or sockets.

No DIY repairs or opening panels

Do not unscrew covers, open internal panels, or “try to fix the wiring”. This is for safety and insurance reasons.

Use only for the intended purpose

Washer = clothes, not shoes or floor mats full of sand

Microwave = food/drinks, not metal containers or weird experiments

Fridge = food, not chemical storage

Check labels & settings before use

Follow the “recommended settings” that we list for each appliance – this prevents breakdowns.

Do not unplug or reset devices randomly

Especially for: fridge, router, modem, CCTV, digital lock

Only switch off or reset when the manual or management specifically says so.

No covering ventilation areas

Don’t cover the back, sides, or vents of the fridge, microwave, routers, or any device that needs airflow.

No overloading

Over-stuffing washers, dryers, fridges, or power extension plugs is one of the fastest ways to cause failure or fire risk.

1.6 When You Should NOT DIY (For Your Safety & Deposit)

Stop immediately and do not continue using the appliance if you notice:

⚠️ Burning smell, smoke, or visible sparks

⚠️ Water leaking from inside an appliance (not just a small spill)

⚠️ Exposed wires, melted plastic, or burnt marks on plugs/sockets

⚠️ Repeated power trips right after turning on a specific appliance

⚠️ Digital lock, gate, or main door cannot be opened/closed properly

In these situations:

Turn off the appliance (and wall switch if safe to reach)

Do not touch any exposed wiring

Do not attempt to open panels

1.7 How to Contact Us for Appliance Issues

When you need help, please:

Send a WhatsApp message (+65 87863931) with:

Your Name + Room Number

Which appliance (e.g. “Washer in yard”, “Aircon Room 5”)

What happened and since when

Attach:

Photos of the issue (error code, broken part, leak, etc.)

Or a short 10–20 sec video if it’s noise, movement, or a power trip

This helps us solve the problem faster and reduce back-and-forth.

2. COOLING & LIGHTING

(Aircon, Aircon Remote, Ceiling Light & Fan)

This section covers all the things you use most often to stay comfortable:

Use this together with Section 9 – Quick Troubleshooting whenever something feels off.

2.1 Aircon (Room Units)

2.1.1 Basic Everyday Use

When using the aircon in your room:

Close all windows and doors

Cold air escapes very quickly if any window or door is open.

This also helps save electricity and keeps the room cool faster.

Set the temperature between 24–26°C

This is the recommended comfort + efficiency range in Singapore.

Going below 22–23°C usually doesn’t make the room cool faster – it just wastes energy and can cause icing.

Use COOL mode (snowflake symbol)

Make sure the mode is set to COOL, not just FAN or DRY, if you want proper cooling.

Let it run for at least 10–15 minutes

It takes some time to feel the full effect, especially on very hot days.

Turn off when you leave the room for long periods

If you’re going out for more than 1 hour, please switch off the aircon.

2.1.2 Do & Don’t (To Protect the System)

Please do:

✅ Keep doors and windows closed while the aircon is running.

✅ Use curtains/blinds in the day to reduce direct sunlight heating up the room.

✅ Inform us if you notice water dripping, strange smells, or very loud noises.

Please do NOT:

❌ Do not set temperature to 16–18°C for long hours – it stresses the system.

❌ Do not run the aircon with windows wide open “to cool the whole house”.

❌ Do not hang wet clothes directly in front of or on the unit.

❌ Do not tape, cover, or block the air vents on the unit.

❌ Do not try to open the casing or wash internal parts yourself.

❌ Do not spray chemicals or water directly into the unit.

Misuse that causes leaks, damage, or breakdown may be treated as tenant negligence.

2.1.4 Common Issues – Quick Checks (Before Contacting Us)

If the aircon feels not cold / weak:

🛠 Check these 3 things first:

Is it really on COOL mode (snowflake icon), not just FAN or DRY?

Are all windows and doors closed properly?

Is the set temperature 24–26°C (not 28–30°C by mistake)?

If still not cold after 30–60 minutes, or you see water dripping inside the room, refer to Section 9.3.1 – Aircon Not Cold / Weak Airflow, then 📲 contact us.

If you hear very loud grinding, banging, or strange noises → this is a ⚠️ safety alert.
Turn off the aircon and wall switch, and
📲 contact us immediately.

2.2 Aircon Remote / Wall Controller

2.2.1 Main Buttons You Should Use

Every remote looks slightly different, but most have these core buttons:

ON / OFF – to start and stop the unit

MODE – choose COOL, DRY, or FAN

TEMP ▲ / ▼ – adjust temperature (please keep to 24–26°C)

FAN SPEED – Low / Medium / High fan speed

SWING – moves the louvers up/down (or left/right) to direct airflow

TIMER – set auto on/off at a certain time (optional)

For tenants, we recommend only using:

✅ ON/OFF

✅ MODE (set to COOL)

✅ TEMP (24–26°C)

✅ FAN SPEED

✅ SWING

✅ Simple TIMER if needed (sleep mode)

2.2.2 Buttons to Avoid (To Prevent Confusion)

To avoid changing advanced settings accidentally:

❌ Avoid pressing RESET / SET / CLOCK / ADVANCED MENU buttons.

❌ Avoid long-pressing random buttons to “try things out”.

❌ Avoid connecting the aircon to unapproved apps / WiFi controls.

If you think you changed something and now the aircon behaves strangely, take a photo of the remote settings and 📲 contact us instead of guessing further.

2.2.3 Remote Care & Storage

✅ Keep the remote in the holder on the wall or at the agreed spot.

✅ Do not drop, throw, or let it get wet.

✅ If the remote stops responding, it may be a battery issue.

Do not try to force open the battery compartment if it’s stuck.

📲 Inform us: “Room X – Aircon remote no response, may need new battery.”

Lost or badly damaged remotes may be chargeable.

2.3 Ceiling Lights & Ceiling Fans

2.3.1 Basic Use – Ceiling Light

✅ Use the main wall switch to turn on/off ceiling lights.

If there are multiple lighting modes (e.g. warm / cool / white), this may be controlled by:

A separate wall switch, or

A remote (for some models).

2.3.2 Basic Use – Ceiling Fan

For ceiling fans (with built-in light):

✅ Turn on the fan wall switch first (if there is one).

Then use the remote to:

Turn fan ON/OFF

Adjust speed (Low / Med / High)

Comfort tips:

Use medium speed together with aircon at 25–26°C for good comfort + energy savings.

Use fan only when the weather is cooler to reduce aircon usage.

2.3.3 Do & Don’t for Lights & Fans

Please do:

✅ Turn off lights and fans when leaving the room for long periods.

✅ Report any flickering, buzzing, or burnt smell early.

✅ Use the fan at a reasonable speed – high is okay, but no need to leave it spinning at max for many hours if not in use.

Please do NOT:

❌ Do not hang or swing from the fan or its blades.

❌ Do not throw soft toys or objects into the fan as “fun”.

❌ Do not use wet hands to touch switches or remotes.

❌ Do not repeatedly flick the switch on/off quickly – this can damage the electronics.

If a bulb blows or fan stops working, do not try to remove fittings or climb up on unstable chairs. Just message us.

2.4 Ceiling Light & Fan Controls (Wall Switches & Remotes)

2.4.1 Wall Switches

Most rooms will have clearly labelled wall switches.


Typical layout :

SW1 – Main Light

SW2 – Ceiling Fan

SW3 – Bedside / Cove Light

SW4 – Spare / Feature Light (if any)

Guidelines:

✅ Flip switches firmly but gently.

✅ If a switch feels loose, jammed, or very hot, stop using it and 📲 contact us.

❌ Do not remove switch covers or open the panel.

2.4.2 Fan / Light Remotes

If your fan/light uses a remote control:

✅ Keep the remote at the provided holder / bedside area.

✅ Use normal buttons only:

ON/OFF

Speed 1/2/3

Light ON/OFF

Mode (if applicable – e.g. natural breeze)

❌ Avoid dropping the remote or pressing with excessive force.

❌ Do not open the remote or try to rewire anything.

If the remote doesn’t work:

🛠 Check if the wall switch that powers the fan/light is ON.

🛠 Try pressing a few different buttons – sometimes only speed changes are visible.

If still no response, 📲 contact us (may be low battery or pairing issue).

2.5 When to Contact Us (Cooling & Lighting)

Please 📲 contact us if you notice:

Aircon not cold even after following Section 2.1 + Section 9.3.1

Water dripping from the aircon unit into the room

Very loud grinding / banging noises from aircon or fan

Any burning smell, smoke, or sparks from light, fan, switch, or aircon

Ceiling fan wobbling heavily or looks unstable

Light flickering, buzzing loudly, or not turning on at all

Remote completely dead even after checking wall switches

When you message:

State: Name + Room Number

Describe: what is wrong (e.g. “Aircon Room 5 not cold since last night, set at 25°C, windows closed”)

Attach:

Photo of the unit / remote settings, or

Short 10–20 sec video showing the issue (noise, leak, flicker)

3. KITCHEN & FOOD STORAGE

(Fridge, Induction Hob, Hood, Microwave, Sink – Basic Use & Care)

This section covers all the main kitchen appliances and fixtures that everyone shares:

Use these guidelines to keep the kitchen clean, safe, and fair for all tenants.

3.1 General Kitchen Rules (Applies to All Items Here)

Clean as you go – Wipe spills immediately, don’t leave mess for others.

Label your food – Name + Room No. + Date on containers in the fridge.

Use proper containers – No open plates or dripping bags in shared appliances.

Keep heat, oil, and water under control – Protect walls, counters, and appliances.

Do NOT leave cooking unattended (especially oil, boiling soup, or high heat).

Do NOT put metal or aluminium foil in the microwave.

Do NOT pour oil, grease, or food chunks into the sink.

Do NOT overload power sockets with multiple high-heat appliances.

If anything looks unsafe (flames, burning smell, smoke, water near power), stop and refer to Section 9 and 📲 contact us.

3.2 Fridge (Main Kitchen Fridge)

3.2.1 What This Fridge Is For

This is a shared fridge for food and drinks only:

Fresh ingredients

Cooked food (in containers)

Drinks, sauces, condiments

Fruits & vegetables (in drawers)

❌ Not for: chemicals, medicines, lab items, or anything flammable.
❌ Do NOT push fridge tight against the wall – it will overheat and spoil faster.

❌ Do NOT unplug daily “to save electricity” – this is an inverter fridge, it’s designed to run 24/7.

❌ Do NOT adjust the back coils, pipes, or rear wiring.

💡 Tenant takeaway:
Please do not move or unplug the fridge unless we instruct you. This protects the compressor and keeps your food safe.

3.2.2 How to Use the Fridge Properly

Label your items

Use stickers / marker: Name + Room No. + Date.

Unlabelled or very old items may be cleared during housekeeping.

Use sealed containers or ziplock bags

No open bowls or plates.

Soups, curries, cut fruits → must be covered & sealed.

Store food in the right zones

Freezer (top): frozen items only.

Middle shelves: cooked & ready-to-eat food.

Lower shelves: raw meat/seafood (in trays/containers to avoid drip).

Crisper drawer: vegetables & fruits.

Leave space for air to move

Do not press containers flat against the back wall or vents.

A little gap = better cooling for everyone.

Check your food weekly

Throw away expired, mouldy, or questionable items.

Don’t “store and forget” for months.

3.2.3 Do & Don’t

Do:

✅ Wipe small spills immediately.

✅ Make sure the door closes fully every time.

✅ Leave some gaps between items so cold air can flow.

✅ Keep food away from the air outlets (don’t block the vents at the back/top)

✅ Use door bins for drinks, sauces, and small bottles

Don’t:

❌ No strong smell items (e.g. durian, strong curry, strong kimchi) even in double-sealed containers.

❌ Don’t put hot food directly into the fridge – let it cool down first.

❌ Don’t stuff the fridge until no air gaps – inverter + AirFALL cannot breathe.

❌ Don’t line shelves or drawers with aluminium foil / cardboard / newspaper – it blocks airflow and ruins the design.

❌ Don’t place wet, dripping containers directly – wipe them first to avoid ice and smell build-up

❌ Don’t hang or lean on the fridge door.

❌ Don’t chip or crack the glass shelves with heavy or sharp objects.

❌ Don’t unplug or switch off the fridge without permission.

3.2.4 Quick Checks Before Reporting a Fridge Problem

If you feel the fridge is not cold enough:

🛠 Check:

Is the fridge light on when you open the door?

Is the wall switch for the fridge turned on?

Is the door fully closing, not blocked by containers?

Is the fridge overpacked and blocking the airflow at the back?

If you see water pools inside:

🛠 Check:

Any leaking containers or drinks?

Any open bags of ice or thawing items?

Food is still warm after a few hours even with correct use.

Freezer items are soft/melting.

Water is leaking out onto the floor.

You hear very loud, strange noises.

3.3 Induction Hob (Stove)

3.3.1 Basic Use

✅ Make sure there is a suitable pot/pan on the cooking zone

Induction needs flat-bottom, induction-ready cookware (often with a symbol on the base).

✅ Turn on the wall switch (if any) for the hob.

✅ Press the Power / ON button on the hob.

✅ Select the cooking zone if your hob has multiple zones.

✅ Adjust heat/power level using + / – buttons.

✅ After cooking, turn power down, then press OFF and switch off at the wall.

3.3.2 Do & Don’t

Do:

✅ Keep the pot/pan centered on the circle.

✅ Use moderate heat first; only use maximum when really needed.

✅ Wipe off spills after the surface cools down.

Don’t:

❌ Don’t use non-induction cookware (no heat, or hob may error).

❌ Don’t drag heavy pots across the glass – it can scratch or crack.

❌ Don’t cut or chop ingredients directly on the hob surface.

❌ Don’t leave oil heating unattended (fire risk).

3.3.3 Common Issues – Quick Checks

If the hob doesn’t heat up:

🛠 Check:

Is the wall switch ON?

Is there a proper induction pan on the zone? (no pot = no heat)

Is there any error code or blinking symbol on the panel?

📲 Contact us if:

Error code remains after you’ve switched OFF → waited 1–2 minutes → switched ON again.

The glass is cracked or you hear loud popping sounds.

You see burn marks under the glass.

3.4 Hood / Exhaust Fan

3.4.1 Basic Use

✅ Turn on the hood before you start cooking.

✅ Use the low/medium speed for light cooking, high speed for frying or strong smells.

✅ Let the hood run for 5–10 minutes after cooking to clear remaining smoke and smells.

✅ Turn it off when done.

3.4.2 Do & Don’t

Do:

✅ Use the hood whenever you cook on the hob, especially with oil.

✅ Wipe the exterior if there are oil splashes.

✅ Inform us when filters look very greasy so we can arrange cleaning.

Don’t:

❌ Don’t remove filters or open panels unless we’ve shown you how.

❌ Don’t leave it on max speed for hours unnecessarily.

❌ Don’t hang things on the hood or use it to dry items.

The hood makes very loud, strange noises.

The buttons don’t work or lights fail.

You smell burning from the motor area.

3.5 Microwave

3.5.1 Basic Use

✅ Place food in a microwave-safe container.

✅ Cover with a microwave-safe lid or microwave cover to avoid splatter.

✅ Close the door fully.

✅ Set time (and power level if needed).

✅ Press Start.

✅ Carefully remove the container after it beeps – it may be hot, use a cloth or mitt.

3.5.2 What Can Go In (and What Cannot)

Safe (with microwave-safe label):

Glass containers (without metal rims)

Microwave-safe plastic containers

Ceramic plates/mugs (no metallic paint)

Microwave-safe covers

Never put these inside:

Metal of any kind – forks, spoons, metal containers, aluminium foil

❌ Plates or bowls with metal rims or metallic decoration

❌ Styrofoam (unless clearly marked microwave-safe)

❌ Sealed cans or bottles that may explode

❌ Paper bags with printing/ink that can burn

3.5.3 Cleaning & Care

✅ Wipe inside if there is splatter (sauce, soup, oil).

✅ Use a damp cloth with mild soap when the microwave is cool.

✅ Keep the door seal area clean (no food stuck in the rubber).

You see sparks or flames inside – stop immediately.

The microwave makes loud buzzing/grinding noises.

The door does not seal/close properly.

3.6 Sink & Basic Drain Use

3.6.1 What Can Go Down the Sink

Okay in small amounts:

Normal dish soap + water

Small bits of soft food that accidentally slip through (we still prefer you throw into bin first)

Must NOT go into the sink:

❌ Cooking oil or used frying oil

❌ Grease from pans (bacon oil, butter, etc.)

❌ Rice, noodles, flour (they expand and clog pipes)

❌ Coffee grounds, tea leaves, seeds

❌ Bones, shells, fruit skins in chunks

❌ Tissues, wet wipes, cotton pads, or any non-food items

Always scrape food waste into the bin before washing dishes.

3.6.2 Daily Sink Care

✅ Rinse away soap and food bits after washing dishes.

✅ Clear the sink strainer (if provided) and throw trapped food into the bin.

✅ Wipe around the sink rim to avoid mould.

3.6.3 If the Sink Drains Slowly or Smells

🛠 Try this first:

Remove visible food bits from the strainer / top of the drain.

Flush with warm (not boiling) water for a short while.

Avoid using the sink for heavy washing for a bit and see if it improves.

❌ Do NOT:

Pour strong drain chemicals or acids.

Force anything down with sticks or tools.

Water stays in the sink for a long time and doesn’t clear.

There is a strong sewage smell that doesn’t go away.

Water starts backing up or leaking under the sink.

3.7 When to Contact Us (Kitchen & Food Storage)

Fridge not cold, food spoiling quickly, or water leaking onto the floor

Cracked glass shelves or broken fridge drawers

Induction hob cracked glass, burning smell, or repeated error codes

Flames, smoke, or strong burning smell from hob, hood, or microwave

Microwave sparking, making loud strange noises, or door not closing properly

Sink or floor trap seriously clogged or water leaking into cabinets

Any electrical issue near water (wet sockets, shocks, sparks)

When you message, include:

4. LAUNDRY & CLEANING

(Washer, Dryer, Vacuum Cleaner, Iron & Ironing Board)

This section helps everyone use the shared laundry and cleaning tools safely, correctly, and fairly, so we avoid:

Spoilt machines

Flooded floors

Shrunk or burnt clothes

Constant “who broke this?” drama

4.1 General Laundry Rules (Applies to Washer & Dryer)

Check pockets before washing – remove coins, keys, tissue, pens, earphones.

✅ Use reasonable load sizes – drum about 70–80% full, not stuffed solid.

✅ Use proper laundry detergent – follow the amount on the packaging.

✅ Separate light & dark colours if your clothes may bleed.

❌ Do NOT wash:

Shoes with heavy mud, stones, football boots

Floor mats covered in sand or hair

Items soaked with paint, chemicals, petrol, or oils

❌ Do NOT overload the drum until you can barely close the door.

❌ Do NOT slam the door or force it open mid-cycle.

If you’re unsure whether something is safe to wash/dry → better to hand-wash or ask first.

4.2 Washer (Washing Machine)

4.2.1 Basic Everyday Use

Sort your laundry

Separate by colour (light/dark) and type (normal clothes vs delicate).

Load the drum properly

Fill up to around 70–80% of drum height.

Clothes should still be able to move around, not be one tight lump.

Add detergent correctly

Use the detergent drawer or recommended section.

Do not pour in huge amounts “to make it cleaner” – it can cause residue and blockages.

Choose the right program

Normal / Cotton – for regular clothes

Quick / Daily – for lightly soiled clothes

Delicate – for softer fabrics

Avoid high-spin “heavy duty” for fragile items.

Start the cycle & wait for it to finish

Close the door fully until it clicks.

Press Start/Pause once and wait – don’t keep pressing.

After the cycle ends

Remove your clothes as soon as possible so others can use the machine.

Leave the door slightly open for a while to let the drum dry and prevent smell.

4.2.2 Do & Don’t (Washer)

Do:

✅ Shake out very sandy, dusty, or hairy items before putting in.

✅ Use laundry bags for delicate items (lingerie, small pieces).

✅ Wipe the rubber door seal if you see trapped hair or dirt.

Don’t:

❌ Don’t wash heavy rugs, thick blankets, or items clearly too big for the drum.

❌ Don’t use bleach or harsh chemicals unless clearly allowed on the label.

❌ Don’t pour detergent directly into the drum if the machine uses a drawer (can cause clumps).

The floor trap is the drain opening on the floor that collects:

5.2.4 If Water Is Not Draining Well

✅ Connect to the correct WiFi name as given in your Welcome info.

✅ Keep your WiFi password private – do not share with outsiders.

✅ If you move rooms/areas, you may need to reconnect to a nearer router (if multiple SSIDs exist).


7.2.3 Fair Usage Policy (To Keep It Smooth for Everyone)

To keep the internet stable for all tenants:

✅ Normal usage like work, Zoom, Netflix, YouTube, social media is fine.

✅ Large downloads (e.g. game updates) should be done at off-peak hours where possible.

Please avoid:

24/7 heavy downloading or streaming at max quality on multiple devices.

❌ Running constant torrents / P2P downloads that hog bandwidth.

❌ Hosting servers, crypto mining, or anything that may breach ISP fair-use rules.

If your usage causes serious network slowdown for others, we may need to limit or adjust access to keep things fair.

7.2.4 Do & Don’t (Routers)

Do:

✅ Keep the router in its original position – it’s placed for best coverage.

✅ Ensure the router power switch is ON if you need WiFi.

✅ Tell us if you notice frequent drops or very weak signal in your room.

Don’t:

❌ Don’t press the RESET button on the router.

❌ Don’t change WiFi name (SSID) or password on your own.

❌ Don’t stack items on top of the router – it needs airflow.

❌ Don’t move the router to another room without permission.

7.2.5 If WiFi Is Not Working

7.4 CCTV (Common Area Security Cameras)

7.4.1 Purpose & Locations

CCTV is installed only in common areas (e.g. corridor, entrance) for:

There are NO cameras inside bedrooms or bathrooms.

We will clearly explain where cameras are placed during your move-in.


7.4.2 Do & Don’t (CCTV)

✅ Inform us if you notice a camera that looks damaged or misaligned.

❌ Don’t cover cameras with cloth, tape, or any object.

❌ Don’t twist, turn, or physically move the cameras.

❌ Don’t unplug any cables powering the cameras.

❌ Don’t try to access or tamper with the recording system.

Tampering with CCTV is taken seriously and may affect your tenancy and deposit.

CCTV footage is used only for safety, security, and incident review.

It is not used to monitor your private life in bedrooms or bathrooms.

9. QUICK TROUBLESHOOTING & WHEN TO CONTACT US

This section is your cheat sheet for common issues.
Always do the 🛠 simple checks first. If still not solved → follow the 📲 Contact Us steps.

9.1 Safety Comes First

If you see any of these, stop everything and skip straight to 📲 Contact Us:

⚠️ Burning smell, smoke, or sparks from any appliance or socket

⚠️ Water leaking near power points or plugs

⚠️ Fridge, washer, dryer, or aircon making very loud grinding or banging sounds

⚠️ Main power keeps tripping immediately when a certain appliance is turned on

⚠️ Digital door lock cannot open and you’re locked out

Do not:

Do not keep switching power on/off repeatedly

Do not open panels or handle exposed wires

Do not pour water or chemicals into appliances to “clean inside”

9.2 Universal 60-Second Quick Checks (For Almost Anything)

Before you panic, check these basics:

🛠 Is the wall switch ON?

Many appliances in Singapore have a separate wall switch (fridge, washer, heater, hob, etc.).

Make sure the correct switch is turned on.

🛠 Is the plug firmly in the socket?

Check the plug hasn’t been partially pulled out.

🛠 Any error message / blinking light?

For digital appliances (washer, microwave, aircon, digital lock), look for error codes or blinking indicators.

Take a photo or short video for us.

🛠 Is there an obvious overload?

Too many clothes in washer?

Fridge door not closing because it’s overpacked?

Extension plug full of high-power devices?

If these simple checks fix it → good.
If not → look at the specific problem type below.

9.3.1 Aircon Not Cold / Weak Airflow

🛠 Try This First:

Check mode & temperature

Set to COOL mode, temperature 24–26°C (not FAN or DRY only).

Check doors & windows

Close all windows and room doors. Cold air escapes very fast if open.

Check filter status (if your section allows tenants to open the flap)

If the front filter is visibly dusty, follow the Aircon Filter Cleaning steps in that section (or inform us if you’re unsure).

Still not cold after 30–60 mins despite correct settings

You hear loud grinding/knocking noises

Water is dripping heavily inside the room (not just slight condensation)

9.3.2 WiFi Not Working / No Internet

🛠 Try This First (In Order):

Check if other devices (phone, laptop) also have no internet.

Make sure you’re connected to the correct WiFi name (SSID) for your room/house.

Toggle WiFi off & on on your device, then reconnect.

If router lights are all off, check router wall switch is on.

❌ Do NOT press the RESET button on the router or modem.

Router lights look abnormal (e.g. only power light, no internet light)

Everyone in the unit has no connection

You’ve done the steps above and still cannot connect

Send a photo of the router lights + a short note: “Room X – WiFi no internet since [time]. Tried reconnecting.”

9.3.3 Fridge Not Cold / Food Feels Warm

🛠 Try This First:

Open & close the door – check it closes fully (no container blocking).

Check the fridge wall switch is ON and interior light works.

Look inside: is the fridge overpacked and blocking the back vents?

If yes, rearrange or remove some items so air can flow.

Food still feels warm after a few hours of proper closure

Freezer items are soft / melting

There’s water pooling at the bottom or leaking out from below

You hear very loud, strange noises

9.3.4 Washer Not Starting / Not Draining

🛠 Try This First:

Check power & door

Is the washer switched on at the wall?

Is the door fully closed and clicked?

Check program & start button

Make sure a valid program is selected

Press Start/Pause firmly once and wait a few seconds.

If not draining / water stuck inside:

Check if there’s a visible “pause” or “end” light – the cycle may be finished but water not drained.

Do not open any bottom pump covers unless explained in the Washer section.

📲 Contact Us If:

Drum doesn’t move at all after all checks

There’s a burning smell, loud knocking, or strange error code

Water is leaking out from under the machine

9.3.5 Dryer Not Drying / Very Hot

🛠 Try This First:

Check load size – remove some items if it’s totally full.

Make sure you selected the right program (not “Air Fluff” or “Refresh” if you need proper drying).

If your model has a lint filter tenants can access, make sure it’s emptied (follow Dryer section).

📲 Contact Us If:

Clothes remain wet after 2 full cycles

Dryer stops with error beeps repeatedly

You smell burning or feel the outside casing is extremely hot

9.3.6 Water Heater – No Hot Water

🛠 Try This First:

Check the water heater switch is ON (usually labelled “Heater” or “Water Heater”).

For storage heaters – wait 10–15 minutes for water to heat.

For instant heaters – make sure the flow is not too strong (some models need moderate flow to heat).

No hot water at all after waiting

Heater trips the power when turned on

You see water leaking from the heater unit

9.3.7 Digital Lock Not Working / Door Won’t Open

🛠 Try This First:

Check if you entered the correct PIN / card.

If there is a low-battery warning (beeping or message), change the battery earlier.

If the lock feels stuck, do not force it – try gently lifting/pulling the door as you unlock.

📲 Contact Us Immediately If:

You are locked out and can’t enter

The lock makes error sounds and doesn’t respond

You see loose parts, broken handle, or someone has tampered with it

9.3.8 Ceiling Light / Fan Not Working

🛠 Try This First:

Check the wall switch is ON.

If using a remote, ensure there are batteries and you’re pointing at the unit.

Try another light/fan in the house – if everything else works, it’s just that unit.

📲 Contact Us If:

Only that particular light/fan is dead

You hear buzzing or smell something burnt when switched on

9.3.9 Sink or Floor Trap Clogged / Water Not Draining

🛠 Try This First:

Remove visible hair or food bits from the top of the floor trap / sink stopper.

Avoid using the sink/shower for a while to let water slowly drain.

❌ Do NOT pour strong chemicals, acid, or hot oil into the drain.

Water remains pooled after several hours

There’s a strong sewage smell from the trap

Water starts backing up into other areas

9.4 When You Must Always Contact Us (No DIY)

Go straight to 📲 Contact Us for:

Any issue involving smell of burning, smoke, or sparks

Water + electricity together (wet plugs, leaks near sockets)

Internal parts dropping off, broken glass shelves, cracked doors

CCTV, modem, or main router not working properly

Repeated power trips when using the same appliance

Anything you’re simply not confident to handle
