Tenant Usage + Upkeep Guide
1️⃣ Daily Usage – What Tenants MUST Follow
✔ 1. Use the Correct Detergent
This Toshiba model uses Front Load HE (High Efficiency) liquid detergent.
Rules:
DO NOT use powder detergent → causes residue + clogging
DO NOT use pods → they do not dissolve well in Singapore water
DO NOT over-pour detergent → creates overflow + mould
Recommended: 1–1.5 capful only.
✔ 2. Do Not Overload
Max load: 10–11kg (but tenants should load less)
Overloading leads to:
Unbalanced spin
Loud banging
Drum wear
Motor overheat
Increased vibration transmitted to the neighbour
Rule:
➡️ Load only ¾ full.
✔ 3. Close the Door Firmly
If the door is not latched fully, the machine:
Will not start
May leak
Causes error codes
Tell tenants:
➡️ “Press until you hear a click.”
✔ 4. Remove Items from Pockets
Common tenant-caused damage includes:
Coins → drum dents
Keys → scratch door
Tissue → clog drain pump
Cards → jam filter
You MUST list this clearly.
✔ 5. Use the Correct Program
Simplify for tenants:
Daily wear → Normal / Cotton
Bedsheets / Towels → Heavy / Bedding
Quick wash → 15–30 mins (not for heavy load)
Never allow tenants to use:
Tub clean function (landlord-only)
Delay timer (tenants misuse this often)
2️⃣ Weekly Care – Required Tenant Responsibility
✔ 1. Wipe the Door Seal (Rubber Gasket)
All Washers are prone to:
Mould
Odour
Black slime
Tenant must:
Wipe the gasket (front and back fold)
After every few washes
✔ 2. Leave Door Slightly Open After Washing
Prevents mould.
Do NOT keep the door tightly closed.
✔ 3. Clean Detergent Tray
Pull out tray → rinse under water
Prevents:
Detergent buildup
Mould
Blockage
3️⃣ What Tenants MUST NOT Do (High-Risk Misuse)
❌ Do NOT wash rugs, shoes, carpets, or pet items
This model’s drain pump is sensitive.
Damage cost: $120–$220.
❌ Do NOT wash single bulky items alone
E.g., 1 bedsheet, 1 jacket.
Causes:
Drum imbalance
Excess vibration
Machine “walking”
Drum spider arm damage
❌ Do NOT use bleach
Bleach corrodes:
Drum
Door gasket
Internal hoses
Stainless steel frame
❌ Do NOT force the door when locked
When cycle begins → door auto-locks.
Forcing → cracked hinge ($150–$260).
❌ Do NOT unplug the washer mid-cycle
This causes:
Drain error
Need for pump reset
Water trapped inside drums
4️⃣ Troubleshooting Guide (What Tenant Should Try FIRST)
❗ 1. Washer Not Starting
Check these:
Is door fully closed? (most common)
Is power switch ON?
Is water tap open?
❗ 2. Washer Vibrating or Moving
Caused by:
Overload
Unbalanced load
Bulky item imbalance
Tenant must:
Pause
Redistribute clothes
Remove heavy items
Restart spin
❗ 3. Water Not Draining
Common reasons:
Tissue
Hair
Coins
Socks stuck in filter
Tenant’s steps:
➡️ Report immediately
DO NOT attempt to open filter (risk of flooding).
❗ 4. Burning Smell / Rubber Smell
Usually from:
Overload
Door gasket rubbing
Foreign object stuck
Tenant action:
➡️ Stop wash immediately
➡️ Inform landlord
❗ 5. Bad Odour
Fix:
Wipe gasket
Clean detergent tray
Leave door open
Run short wash with baking soda (optional)
