Tenant Usage + Upkeep Guide

1️⃣ Daily Usage – What Tenants MUST Follow

Set the Correct Temperature

Fridge: 4°C to 6°C

Freezer: -18°C

Do not adjust below these — overcooling creates ice build-up, blocks vents, and overloads the compressor.


Always Close the Doors Fully

This model has soft-close hinges but NOT automatic suction.

If door is left even slightly ajar:

Ice builds up

Temperature rises

Compressor overworks = high utility cost

Food spoils

Water drips inside

You MUST emphasise this in the guide.


Do NOT overpack the fridge

This model uses multi-airflow vents at the back.

If blocked:

Cooling becomes uneven

Motor runs 2–3x harder

Leads to mouldy smells

Causes frost at the freezer

Rule:
➡️ Leave 3–5cm space in front of vents.


No hot food inside

Hot food creates condensation → mould → odour → damaged seals.

Tenants MUST let food cool down first.


Use airtight containers

Open food causes:

Smells

Moisture

Mould

Faster spoilage

This protects your fridge lining.

2️⃣ Weekly Care – The Minimum Tenant Requirements

Wipe spills immediately

Even small spills cause:

Odour

Staining

Mould under shelves

Rule:
➡️ Use a damp cloth + mild detergent.
NO harsh chemicals, NO abrasive scrub.


Check freezer items

If freezer drawer is hard to open → there is frost build-up.
Tell tenants to notify you.

Do NOT let tenants manually chip ice — damages coils.


3️⃣ What Tenants MUST NOT Do (Critical to Protect Your Appliance)

Do NOT turn the fridge OFF

Even for “energy saving” when they go overseas.
This model develops mould within 48 hours.

If the fridge is used by multiple tenants → one tenant switching it off ruins food for everyone.

Do NOT force-close the freezer drawer

Ice build-up can block the rail.
Forcing it breaks the runners (common failure).

Costs you $150 to $280.


No storage of heavy pots/pans/glassware

Shelves support max 20–25kg.
Anything more will crack toughened glass.

Replacement shelf = $90–$120.


Do NOT adjust thermostat frequently

Back and forth adjustments strain the compressor.

4️⃣ Troubleshooting Guide (What Tenant Should Try FIRST)

1. Fridge not cold

Check:

Is fridge door fully closed?

Is the vent at the back blocked?

Did someone put hot food inside?

If still warm → notify landlord.


2. Water leaking / puddles

Caused by:

Food covering vents

Door not closed

Blocked drip tray

Tenant’s responsibility:

Rearrange food

Wipe down shelves

Make sure door seals are clean

3. Strange smell

Reasons:

Open food

Spoilt food

Spills under shelves

Mould from overpacking

Tenant’s job:

Remove expired food

Wipe interior

Use baking soda container

Ensure proper airflow


4. Freezer frost / ice buildup

Reasons:

Freezer door left open

Too much moisture inside

Overloading

Tenant’s steps:

Do NOT chip ice

Inform landlord if frost > 1cm
