What does “all-inclusive” mean?

We are providing an all-inclusive experience that includes rental of your own private space, access to the common areas, and provision of fully furnished homes with all the essentials you need. We have a dedicated community team and handyman services available to attend to your maintenance requests. This can be arranged on a per-need basis.

Some services (e.g. room cleaning add-ons, damage repairs, or special requests) are chargeable. Full details are offered upon your room selection.

Is there any commitment when I submit an inquiry?

No. An inquiry is free and non-obligatory.
Just send your details, and we’ll help match you to the right room.

Click on the room you are interested in to send in your request with some information and the team will reach out to you.

Do you allow physical viewings?

We recommend starting with our photos, videos and 360° virtual tours — everything shown is exactly how the room is prepared at move-in.
If you still prefer an in-person viewing, we offer one physical viewing after verifying your documents (passport + work pass).
This keeps the home quiet and comfortable for current residents.

What documentation is required to book a room?

We will need:

Passport or NRIC

Valid work pass / student pass / long-term pass

Proof of employment (if applicable)

This is required before we confirm your booking.

Is there a security deposit? When will I receive the deposit back? Any additional fees?

Yes — a one-month security deposit applies for a 12-month lease.
Stamp duty and a one-time admin fee apply at signing.
Upon move-out, any repair charges (if applicable) will be deducted.
Your deposit is returned within 30 days once the room is restored to its move-in condition.

What is included in the monthly rent?

Utilities included (However, if there is an excess in the utility cap – Tenants will equally share and bear the cost)

Are bedding sets and towels provided?

No, we do not provide bedding sets & towels. You will be required to wash them regularly for your own personal hygience. Please prepare your own.

We will be providing mattress and pillow protector to ensure highest standard of cleanliness to your bed. Personal toiletries, towel, toilet paper are not provided.

Is light cooking allowed?

Yes. Light & Simple cooking is allowed as the kitchen is equipped with induction hob, hood, microwave, kettle, and storage space. Cleaning after each use is compulsory. Strictly no frequent cooking allowed as this is a shared apartment. No heavy cooking such as deep fry or using strong spices that will leave strong odour to linger in the apartment for prolong period of time. Failing to clean up the kitchen after each use will result in fine for breach of contract.

Should you receive any complains from other housemates due to poor hygiene, disrespectful, inconsiderate, inconveniences, you must end your cooking activity and clean up the space without further contest.


We hope you’ll keep the place clean and tidy after each time of your cooking to keep the place comfortable and clean for everyone.

How often is the home cleaned?

Common areas are cleaned weekly by a professional cleaner.
Tenants maintain cleanliness after use.

If you intend to have regular cleaning of your own
room and your toilet (if ensuite) you can subscribe it at a nominal cost of $150 per month during your enquiry and let us know in advance for the arrangement of our cleaners.

What if something isn’t right after I move in?

We’ve got your back with a 7-day move-in warranty promise from the day you collect your keys. If anything isn’t right—big or small—Use the official Condition & Issue Reporting System, and we’ll fix it at no extra cost.

Am I allowed to hang paintings, or place items on the walls?

Because we cater for a variety of residents staying for different lengths of time, our House Rules don’t allow existing fixtures and fittings to be interfered with in order to protect successive residents’ positive experience. Glue, scotch tape, gum-paper, nails, spikes, tacks, or any other item placed on or driven into any wall or floor or any fixture, fitting, or furniture in any part of the building is strictly prohibited.

Am I responsible for maintenance?

Minor repairs up to S$150 per item follow standard tenancy rules and may be chargeable to the Tenant. Larger repairs above S$150 per item are generally borne by the Landlord, unless the issue was caused by misuse, negligence, or breach of house rules.

Quarterly aircon servicing and common-area housekeeping are covered by us.

How do I report maintenance issues?

Are there house rules?

Yes. The house rules help everyone maintain cleanliness, respect, and a peaceful environment.

You’ll receive the full House Rules and Move-In Guide before your tenancy starts, and they form part of your Tenancy Agreement.

How many people share each bathroom?

Only 2 rooms share 1 bathroom.
Suite 1 has a private ensuite.
This low ratio is rare in co-living and ensures comfort & cleanliness.

How many people share the kitchen and laundry?

Only 7 tenants share a spacious 1,500 sqft unit.

Are there rooms available for couples?

Certainly! Only the premium rooms are available for couples subject to overall capacity quota. Any additional pax for each room will be an extra $400 monthly on top of the rental. Let us know in advance for such arrangements.

Can I have visitors?

Yes. Visitors are allowed between 9:00am and 10:00pm. All visitors must follow the same house rules as residents.and must have received explicit consent from all your housemates in the apartment.


Overnight guests are strictly not allowed by default. In rare, exceptional cases, the Landlord may grant written approval for an overnight guest, and additional guest charges may apply. Any unapproved overnight stay is a breach of the Tenancy Agreement and may result in penalties or termination.

Please note that house rules are strictly applied to all visitors. Should we receive any complains from other housemates due to poor hygiene, disrespectful, inconsiderate, inconveniences, your visitor must vacate immediately without contest.

Are pets allowed?

No.
To maintain hygiene and avoid allergies, pets are not permitted.

Are smoking allowed?

No.
Smoking is strictly not allowed in the rooms and in any common areas.

Are durian allowed?

No.
Durians are not allowed.

Will I have to manage the tenants?

You will not have to. We will be your single point of contact. This gives you a peace of mind.

Is the condo secure?

Yes — Changi Green has 24/7 security, gated access, and digital locks for your unit and room.
